Do not get distracted by the attractive look of the property and the positive words of a seller, always see for yourself what could cause an issue and whether or not it becomes a dealbreaker

▸ Is the property for sale fully owned by the seller?
▸ Is the property in good condition?
▸ Is there another seller we do not know about?
▸ If the property was renovated, was an authorisation required and obtained?
▸ Is the property for sale properly registered at the cadastre?
▸ Are there humidity, insulation issues?
▸ Are the advertised m2 correct? Are the advertised m2 habitable? Non habitable? Useful m2 as registered on the cadastre?
▸ Was the heating system regularly maintained?
▸ What renovation work should the buyer anticipate and pay for?
▸ What are the monthly charges?
▸ What are the contribution to the renovation fund?
▸ What will be the voting weight of the buyer in the decisions to take?
▸ Does the property for sale carry debts?
▸ Is there a right away or another aspect of the property that is not advertised?
▸ What is the commune’s plan for the neighbourhood?
▸ Is the property rightfully evaluated in terms of layout and room numbers?
▸ Is the 3% vat rebate mentioned by the seller or the agent?
▸ Is the decennial warranty still in place?
▸ Is the property is currently rented?
