3 changes in 2024 about the Bëllegen Akt, a.k.a. the tax credit on registration costs


As recently announced by the new government, the new modalities are as follows:

 

1/ For the purchase of a main residence, the tax credit increases from 30 000 to 40 000 euros per physical person.

--> this new ceiling means that there are no registration fees to be paid on land or built property worth up to 571 428 euros if the buyer is a single person; if the couple buys together, the maximum tax free amount increases to 1 142 857 euros.

 

2/ This same tax credit is now applicable to the purchase of an investment property to be built; the ceiling is 20 000 euros per physical person.

--> the investor will therefore save registration fees for the first 285 714 euros paid for the land or partially built property.

 

3/ Buyers who had already used their entire tax credit on January 1, 2024 will be able to benefit from these additional 10 000 euros granted this year.

 

The new modalities are retroactively applicable since January 1, 2024.
