INVESTING IN A PROPERTY OFF THE PLANS
You have just bought a property off plan, you have received a set of plans and a Cahier des Charges.
Now you feel overwhelmed by all the decisions you will be asked to take ?
Let us take you through the process you will face and the assistance we propose.

WHAT YOU COULD FACE ALONE
A Cahier des Charges that does not list all the items you are expecting to get ?
The plans do not reflect all the technical fittings that will be installed.
The layout does not quite satisfy you.
You are not confident in designing a lighting and electrical network.
You are not too sure how to choose the materials and other equipments.
HOW WE ASSIST YOU
We highlight to you the items not mentioned in the Cahier and for which you will pay a supplement later on.
We identify all the technical fittings that are not drawn and that will reduce your useable space. We suggest to you solutions that will be ideal for your space because these suggestions will be anticipated.
We know which walls that be pushed to maximise your living space's efficiency.
We prepare an electrical plan coherent with your furniture layout.
We ensure that all the individually selected materials and equipments will create the harmonious interior you are dreaming of.
HOW WE DO IT ?
Over the last 20 years Monde Avenir's interior designer has developed a systematic method to manage an interior design project efficiently whatever the property type and whatever its size.
Our approach is adapted to the sequence of tasks imposed by property developers.
PROJECT 1 - LARGE PENTHOUSE
Sandweiler, Luxembourg
The story
This property was bought off the plans. Monde Avenir’s intervention started before the construction of the penthouse. This gave us and the owners ample time to plan the overall look finalise the Interior layout and anticipate costs that were not included in the Cahier des Charges.
The brief
We were asked to follow the progress of the build, prepare the technical specifications and attend the site visits with the builder, assist the clients in the selection of materials, finished and furniture.
One challenge
Fitting the very long night corridor, which by its rather narrowness, does not allow for furniture. Instead we used the lighting network to stage some visual interest.

STUDY CASE 2 - PENTHOUSE
Bettystown Ireland
The story
This project a little particular as it was filmed for the television programme "Showhouse" on the national channel RTE. Being filmed meant that the implementation had to be extremely short; it took only one week.
The brief
The brief was short : fit-out the penthouse on a shoestring budget without knowing who will live in it.
Here is the final look:
